Water main + meter
Main water shutoff for the entire building. The single most important valve to know.
Gas meter + isolation
Gas meter, main shutoff, and any sub-meters or per-tenancy isolation.
Hot water units
Each unit, its location, brand, model, install year, and isolation valves.
Isolation valves (by area)
Valves that cut water to specific units, floors, or zones — without shutting down the whole building.
Backflow prevention
RPZ valves and other backflow devices. Required to be tested annually.
Tempering valves (TMV)
Annual service required for valves serving children, elderly, shared bathrooms.
Drainage + stacks
Common-property drainage stacks, inspection points, and maintenance access.
Grease trap (if applicable)
For commercial food service — kitchens, cafes, daycare. Required servicing per EPA + council.
Stormwater + pumps
Stormwater pits, downpipes, and any sump or stormwater pumps.

How to use it
- — Print it. Walk the building. Note locations.
- — Take a photo of every isolation valve, meter and shutoff. Caption each photo with what it controls.
- — Stick a copy on the inside of the meter cupboard, the lobby plant room, and email it to the OC committee / head office.
- — Update annually or when major works happen. Add it to your handover pack on tenant changeover.
