Which items apply to your building?

Tempering valve (TMV) service

Annual

Annual service of thermostatic mixing valves and tempering valves. Required for facilities serving children, the elderly, or with shared bathrooms.

Applies to most multi-res buildings, OC apartments with shared facilities, daycares, gyms, medical clinics, aged-care, and many commercial sites.

Backflow prevention test

Annual

Annual testing of testable backflow prevention devices. Reports must be lodged with the local water authority.

Required for any property with a testable backflow device — most commercial sites, multi-res buildings, and properties with irrigation, fire services, or boilers.

Hot water unit service

Annual

Annual service of hot water units (anode rod check on storage units, valve testing, sediment flush). Extends life and reduces failure risk.

Recommended for all hot water systems, especially storage units past 5 years.

Grease trap pump-out

Varies

Pump-out and waste disposal of grease traps. Frequency depends on volume of food service operation — typically every 3 months to annually. Required by EPA Victoria for food businesses.

Required for any commercial food business — restaurants, cafes, supermarkets, daycare centres with kitchens.

Gas safety inspection

5-yearly

Five-yearly safety inspection of gas appliances and installations in rental properties.

Required for rental properties with gas appliances or fittings.

Stack / drain inspection

5-yearly

Periodic CCTV inspection of common-property drainage stacks. Catches root intrusion and pipe degradation before failure.

Recommended for OC buildings and large commercial sites every 5 years; sooner if the building is over 30 years old.
